American Canyon homes 2018

Home sale prices in American Canyon increased during the first quarter of 2018, continuing a rising trend for much of this decade since the market recovered from the Great Recession.

The first quarter of 2018 saw a continued increase in the value of American Canyon homes, according to data reported to Bay Area Real Estate Information Services multiple listing service.

Thirty-two homes sold between Jan. 1 and March 31, slightly fewer than the 34 homes that sold in the same period of 2017.

The average sale price for newer homes — those built since 2000 — was 8.5 percent higher. For older homes it was 5 percent higher than the previous year.

Homes sold more quickly during the first three months of 2018 with an average of 61 days on market, compared to 66 days on market in 2017.

In 2017, the average American Canyon home sale price was $454,444, a 60 percent increase over the market low average price of $289,081 in 2011.

The most recent highest value sale was a 4,500-square-foot home in the Dolcetto community of Vintage Ranch, which sold for $756,000.

The news has been mostly positive for home owners as home values have recovered since the recession, and most have equity in their homes again.

There is currently a shortage of homes for sale, and homes are selling quickly. American Canyon is still a very desirable area for family homes offering exceptional value for money.

A newer 3,000-square-foot home can currently be purchased for $645,000- to $685,000, compared to $845,000 to $945,000 for a similar home in Napa, or a new 3,000-square-foot home on Mare Island for $890,000.
